贷款和可負擔房價计算程式

自马来西亚银行开始tighthen, 目前知道的Loan amount 算法应该如下

(月薪 x 0.65 )- (每月供期) = 余额
余额 x 170 = 可贷款数额

例子:
月薪_10,000: 10,000 x 0.65 = 6,500
每月供期_3,000 : 6,500 - 3,000 (房屋,汽车,私人贷款)
余额_3,500: 3,500 x 170 =  595,000
》》假如貸款90%的話, 贷款數額為 =>  RM 595,000
》》可負擔的產業價格為 => RM 654,500 左右


(Total Monthly Income x 0.65)  - Total monthly commitment  = balance
balance  x 170 = total loan entitlement

Example:
Total Monthly Income_10,000: 10,000 x 0.65 = 6,500
Total monthly commitment_3,000: 6,500 - 3,000 (Car, Personal Loan, Housing Loan)
Balance_3,500: 3,500  x 170 = 595,000
》》You total entitlement for loan is about RM 595,000
》》Affordable housing price about =>  RM 654,500
